Can a foreigner own property in Costa Rica?
Yes. Foreigners have the same property rights as Costa Rican nationals and may own land outright in their own name or through a company. The main exception is the Maritime Terrestrial Zone along the coast, where the first 200 meters are public and part of it can only be held under a concession rather than full ownership.
Do I need to be in Costa Rica to buy or to form a company?
No. You can grant a power of attorney that authorizes me to act on your behalf, so I can incorporate the company, sign the escritura and close the purchase without you traveling. The power of attorney is drafted with the precise scope you approve.
Is the consultation available in English?
Yes. I am fully bilingual and handle the entire matter in English, from the first consultation to the signing of documents, so you understand every step and every risk.
What is a notary's role in Costa Rica?
In Costa Rica a notary is a lawyer vested with public faith by the State. Property transfers and company formation must be done by escritura pública, a public deed authorized by a notary, who then registers the act so it has full legal effect against third parties.
